How do I clean mildew from my shower tile?
We have a tub/shower that has mildew around the caulking. I realize I will probably need to strip and replace it, but I see that it is also starting up the tile in the grout. Is there any way to take care of this w/o replacing the tiles? Aslo, how can I stop this from happening? My bathroom has no fan to run during showers, it does have a window which we can open when it's nice, but I don't really want to open it in the middle of winter.
How often does one have to use a toilet ?

My sump pump has been overflowing. I bought new one but the cover has rotted. Can't find anywhere to buy one?
Seems that it has overflowed only during a washing machine cycle; obviously many times. The cover has rotted and I can't find anywhere to buy a new cover. Any suggestions? Also, I hope a new sump pump will solve the problem but why would it only overflow when the washing machine is emptying and not the shower or toilets?

Hi, I will be putting in a new gas hot water heater. Can someone tell me what I should expect to pay for the water heater and installation? How to unclog the bathtub drain - do i pull out the fixture at the base of the drain??
I have a standard older bathtub that drains out through a 1-piece metal ring with an x-shaped catch. The catch has a huge clump of hair that is clogging the drain. Is this metal piece supposed to be lifted out? If not, how am I supposed to get the hair clump without it falling down the drainpipe and stopping in the trap?

Manabloc plumbing manifold with broken supply inlet?
Help! We have snapped off the end of our manabloc's cold water supply inlet/outlet. Its the single inlet/outlet on the bottom of the manifold. Should we attempt to find the right size die kit to re-thread what is left of the inlet/outlet or should we construct a 1" PVC coupling to attach the incoming PEX to the manifold? Would PVC glue adhere to the manifold properly? Can we get the whole part new? The y-block assembly only?
The water in our bathroom sink faucet takes about 5 sec to heat but the water in the kitchen?

it back to a glossy shine? I figure there has to be some kind of compound I can use along with a buffer to bring it back from the dead. It is dull and hard water spots and soap scum adhere to it like a magnet, making it look dirty. I waxed it with marine wax last week and it looked great for a little while but it's dulling already. After 3 different professionals came into my home, I am still confused. Starting December-ish, our water pressure seemed to be getting low. I finally realized this and called our local water company. I was able to rule that out completely but in doing so, I found out that there was a white particulate clogging up all my in-home faucets that had filters. It seems real hard but can be crumbled if smashed between fingers. This is where I start to confused. One plumber said it was a broken dip tube, another is saying it's hardened calcium and/or sediments, and the last said that it's just a product of having hard water. We definitely don't have hard water for sure and further, none of my neighbors are having this problem- I asked as many as I could for the last month. What do you think this is? Also, once the faucets are unclogged- I get great flow again but not so much on the hot side. Lastly, I have a 10 year old Rheem water heater. Please help- let me know if you need more info! Oh yeah- and for the past week or 2, I've been noticing that it is starting to hum real loudly for several hours in a row daily. Is it on it's way out? That's fine but what do you think is the cause?? I am really trying to figure it out because we have a home warrantee I would like to use if the problem lies in the water heater!! Yes, it is a 50 gallon one but it is a gas heater.
What's wrong with a dishwasher when it cleans but doesn't drain the water?

Can I drill a hole direclty into a drain pipe to create another drain?
I have a portable AC unit which spits out about five gallons of water per day (I live in Florida) which I have been emptying into a bucket. My goal is to create a drain that the AC unit can drain directly into. I have located a drain pipe (coming from a bathroom faucet) that I can easily access. My question is, can I just drill a hole into the drain pipe and insert and seal w/ pvc glue a smaller PVC pipe which I could then hook the AC unit up to? I figured this would be much easier than having to plumb in a T joint (I think thats what its called). If this is possible, would I need to make a trap or could I just have it directly hooked up? It happens when the sump pump kicks on. I replaced the check valve, but not sure if it's installed in the right direction. The arrows on the check valve are pointed down, towards the sump pump. Update: My bad, the check valve was installed correctly. Sorry. The washer does in fact drain into the sump pump. Would be happy to change that if I knew how.

How do I keep my kitchen faucet handle from rotating too far?
I just purchased and installed a Price Pfister Florentino 2 lever kitchen faucet. When turning off the hot water, the lever rotates beyond the off position and gets out of alignment. I keep having to unscrew the handle, realign it and tighten it back in place. But it quickly get turned around again with normal use. What should I do to fix this permanently??

Are there simple easy to use computer software to help in designing your rough-in for plumbing pipes?
There has to be a simple program to help the homeowner design a sewer and waste rough-in for a house. exclude using a CAD program which one has to know how to use and is very very costly. Im looking for a program that will give you a general idea of how to lay out your plumbing under a slab before it is poured. something that will generate a materials list so you know what to purchase.

The drain in my bathroom sink smells like rotten eggs every time I use the faucet in my bathroom. It's not clogged and the water flows down the drain fine. Most efficient way to unclog a tub?
Alright, for some reason my tub (tub/shower) has slowly and now almost completely gotten clogged. At first it was a minor thing, but now, everytime I take a shower for at least 30 minutes, the tub fills with water and it takes awhile (and I mean a while) before the water completely drains. My first method (a few minutes ago) was to use a plunger, BUT all that did was bring up some.. well, let's just say nasty things back instead of unclogging it. So, what's the most efficient (and possibly fastest and cheapest) way to unclog a tub? I really need this, so any helpful feedback will be highly appreciated. So no to Drano and similar items (like Liquid Plumr)? Why is that? Aren't those items specifically built to deal with such problems?

If it does save money, and this does work between showers, etc, what's the safest way>? Just unplug and replug it? Why do the triangular indicator lights, once you've set the desired temperature, not STAY lit up in green, to let you know, but only initially once you've set it? And since the hot water heater is only about 6 or 7 feet from the bathroom sink, maybe 15 from the kitchen, and everything is brand spanking new, why does it take an unusually long time for the faucet to finally our out hot water, even if when you've turned it on you set it to the hottest? I've never seen this. I can understand if you're on the 10th floor and your biolwer is in the basement, but this I dont, at all. And also is this correct: if you set your hot water to the hottest setting- sure, it takes more energy to heat it to that point, but by the same token, would it not therefore stay hotter longer, thus requiring less reheating cycles? Last but not least, although its in a closet, its noisy, .. Please no funny jokes "youougta' know.." Folks, please look for and read Part I of the question before answering, I am refering to a specific model and make here besides just these general questions. Also, it IS really REALLY noisy- what to do? Do they make some kind of special fireproof padded blanket or something for this? And it has nothing to do with airconditining on or off, same results, nor is it by any means, small, takes up a whole closet.

What is the best way to remove the harmful and disgusting lime/mildew from faucets? I'm talking about the area where the water actually comes out. CLR, bleach, lime-away...these products all seem too harsh as the faucet will run water going directly to us for consumption, washing. Drain Tube cleaning solution not coming out?
My dog has 3 sets of drain tubes on her right now. I've been flushing it out with the solution that the vet gave me, but noticed that I really only see all that I am putting in falling out of 1 of them..the other 2 I never see that much fall out. Petting her tonight it feels like there are squishy air/water pockets under her skin on her back (the tubes are on her stomach). Is this bad if that is the solution? Is this normal? Vet tomorrow - worried now. Thank you to both of you! The emergency vet here is actually the person who put in the tubes, I just wasn't sure if it was something I needed to be concerned about enough to call, because yes it is after midnight here; but, I did, and yes it sounds like the drains are blocked and may need to come out early but she will be fine waiting until tomorrow to see her normal vet. He did say I could try to push some of the fluid down though, since she wasn't in any pain when the areas I felt it were touched. Can a bathtub and toilet swap locations?
I want to move my toilet where the bathtub is and the bathtub where the toilet is. Is the drain for a bath the same as for a toilet, or will it need to be drastically modified to accommodate the switch? So without tearing up the floor, can I (or someone) raise the toilet up on a pedestal and move it over about 4 feet without causing drainage issues? And if so how high would the pedestal have to be?

I recently had plummbing problems with my sewer and the city came out and supposeively fixed the problem, but in 1 of my bathrooms when I flush the toliet the water comes up through the sink and the tub. What do I do about a floor drain in my basement before adding carpet?
I am finishing my basement, which has 2 floor drains that connect to each other under the floor and then the main sewer system. One of the floor drains is in a portion I will not be finishing, near the washer, dryer, water heater. The other drain is in the middle of the floor where I will be putting a bedroom. Plumbing question -- replacing pipes under sink?
My J pipe cracked -- I pulled it and got a new drop-piece piece (basin to trap), a new trap, and a new J pipe. I cut the J pipe to length, and connected everything. The only place where there is no threading is J pipe to trap. There's a 1.5 cm gap here. What can I use to clamp these together, or is there a different approach I need? Pieces are 1 1/4" metal .

What is a way to reduce drain or pipe odors?
The cabinet underneath my kitchen sink stinks. And I mean, absolutely reeks. I honestly dread opening the cabinet to throw anything out because of how bad the smell is. I asked my boyfriend repeatedly why it is, and he says it's been this way ever since he moved in (I moved in with him). I clean my dishes, and I certainly try to keep food out of the sink. I've tried things like baking soda and vinegar down the drain, but I'm completely out of ideas. Does anyone have any suggestions as to what perhaps might help?

Sump pump continuously running, however the float doesn't appear to be stuck.?
My sump pump is running continuously, however when I checked the pit it doesn't appear anything is impeding the float. I unplug and replug in the unit and it sucks down the water, but then it just keeps on running. I just replaced this unit last summer. Any ideas? My guess is the switch has gone bad, that's the only thing it could be. Since the switch is integral to the pump (Simer 3984), I'll need to replace it.

How do I permanently fix stripped faucet handle?
My faucet handle in my bathtub keeps getting stripped. The housing maintenance team fixed it 3 times but it keeps coming loose again after 1-2 weeks. I'm going to be installing a sump pump in my basement and was wondering if there are any lessons learned out there. My basement is about a 1000 sq. ft. so I was looking at a 1/2 hp pump. Is that sufficient? What about specific brands? Any recommendations or things to avoid?

Plumbing dispute....?
Ok back in december, I was at my friend's duplex (he leases) and we were in his basement and I tripped and broke a plumbing pipe. The pipe was pretty old, exposed and not secured. I am getting stuck with the bill. I have a couple questions... One since the pipe wasn't secured and exposed (and I do mean exposed) should he be liable for some of the bill? and/or would his home owners insurance cover it and I pay the deductible. Lastly I think I might be getting screwed in the bill, because it was estimated at 400, but the bill is 1200. and I noticed that when I was there last time, some of the other pipes looked like they were upgraded. Should I be liable for the extra stuff? Right now I asked for a detailed bill.
Should I get rid of my Master Bath Tub? Home Resale Value?
We have 2 full baths in the 2nd floor and 3 bedrooms. The guest bathroom in the hallway has a standard tub/shower combo which we use for kids. The master bath has separate shower and tub areas. We never use the tub in the master bath. Its a deep plastic tub with an outside step. Both the tub and step take up a quarter of the bathroom space. We use the separate shower and are planning to get rid of the tub and enlarge the shower. If we get rid of the deep tub in the master bath will our home's resale value go down?
Why are the plumbers, garage fixers, etc. so nice and rich people are crap?
Every time we get a garage door fixer, or plumber, or anything they all seem so nice. They show alot of affection for my dog, they are polite and really ncie to me. Then there are my neighbors, and we live in a moderately rich neighbor, who are crap and not nice. Why are people like them so nice when they're life is probably not as good as my neighbors? I'm so sick of this. I sometimes wish I was born in a more poor place becasue maybe I can be happier there.

plumbing test on cracked foundation?
We have a cracked foundation. We are wanting to have the foundation repaired, but there have been three sewer blockages in the last two years. I'm worried there may be broken lines. This is a rent house so I don't know the cause of the blockages (they had kids and from babysitting grandkids I know little ones have a love affair with toilet paper). My wife and I are trying to decide whether to run a plumbing test before and after the repair. She says it's a waste of money to do both and I want to know what I'm looking at before I spend the money on the foundation repair. What does a plumbing test cost? Should we do one before and after? Thanks for any help on this.

Plumbing - 22mm vs 21.5mm overflow pipe with 21.5mm joiners?
This question is relating to plumbing materials not an actual plumbing problem. I've made some flyball hurdles using 22mm overflow Push Fit pipe and 21.5mm T connectors. The 22mm pipe fits incredibly snugly into the 21.5mm connectors which is absolutely fine. I'm thinking of making some more and this time have found cheaper piping...but its 21.5mm in diameter. Will the 21.5mm piping still fit as snugly and firmly into the 21.5mm connector or will it be easily pulled out and twist within the connector? I'd be committed to purchasing 30m at a time and don't really want to order it and hope for the best. I'd also like to avoid using adhesive because I'd like them to be 'collapsible'. Any help appreciated, many thanks!
plumbing question. I have rusted bathroom pipes?
alright so, our bathtub will NOT drain. we've tried the chemical decloggers and those little plastic snake things but none of it worked, so we had our friend crawl under our house to look at our pipes and they're rusted really bad. when we replaced the ones under our kitchen sink, when the guy grabbed it to pull em out they just broke and crumbled in his hand.. the house we bought is pretty old and my guess is they've never redone the pipes. my hubby's dad lent him a plumbing snake thats 20 ft long, my husband is afraid that if we use it then we'll bust a pipe, but we don't know how much it will cost to redo the pipes and were on a pretty tight budget.. SOOO could we just crawl under our house and see what pipe lengths we need and just take the old out and put the new in or do you know round about the cost of having a plumber do it? I just need help. I'm tired of having to scoop out my water lol I have no idea how to reply to the answers so I'm just gonna add it on here. all our pipes are copper I think. the house was built in the 60's so whatever metal they used back in the day (which I'm pretty sure was copper) but yeah it's all totally rusted.

My water pressure in shower fluctuates. Will it help if I "loop" my water system?
My shower is at the far side of the plumbing in my house. Thought I would put in a tee where the water enters the house and run a line all the way to the back of the house and hook it back into the plumbing there. Would this help the fluctuations? I'm hooked to city water with approximately 70# psi of static pressure. The checkvalve on the water meter has been removed.
Hot water plumbing problem?
The cold water pipe feeds the hot water heater first, then branches off to feed all the cold water faucets and the toilet. The problem is that if nobody uses any cold water for a while, the hot water heater heats the water in the cold water inlet pipe, and that heats the water in the cold water supply pipe, so that first thing in the morning, if you turn on the cold water, you will get cool water, then a blast of very hot water, then it will start getting cold. Is there a valve or something that will prevent the hot water heater from heating the water in the cold supply pipe? It isn't so bad if you know about it, but we may be getting some overnight guests, and I don't want them getting any surprises. The house was built in the days before indoor plumbing came to my area, and the person who originally plumbed the house did the best he could, and over the years, things were changed, so now the plumbing is a nightmare. I'd like to rip it all out and start over, but my finances won't allow that at this time. It's a standard tank-type hot water heater There are no zone valves anywhere.

We're rehabbing an old brick school house (circa 1908) in central Mn. Many years ago a large addition was added to one side with a block foundation crawl space and 2x6 floors and the plan is install a 1/2 bath and laundry room into a portion of the addition. Currently there is no heat, never was, (we've got a hvac people coming out to analyze this and several other issues) and we don't know yet if we'll be using forced air, baseboard heat, or another method. I finally convinced my partners that the sink and washer will go on interior walls. Because the crawlspace has no entrance once the floor is put back in it'll be basically sealed. Since I'm the amateur plumber that has to make this work and I'm starting to get hammered about getting started I thought I'd get some opinions about my concerns. My main concern is how avoid freezing pipes. (It gets cold (-20) up here) I can route through a 14" foundation into the crawl space or possibly go thru the main building at a higher level with minor modification to the kitchen plan. Would it be recommended to run the pipes down from the ceiling or under the floor? (Only 2x6 floor so I don't trust the insulation to keep warm) Heat tape? Run lines thru the cold air return? I keep hearing ... "they do to mobile homes all the time!" to the point I'm ready to snap.:) Should any special attention be paid to the drain lines? I'm ready to listen even to unconventional ideas. Thanks Yes, this has a basement and we could go either straight thru to the crawl space or by going up to main floor and then over into the addition. The number and size of the holes needed at this time are not a concern. thanks

Plumbing, codes and procedures question?
I have a 1 story slab foundation house with 2 full baths. I live in the state of Alabama. The house was built in 2005. This morning I awoke to the sound of the toilets and tubs gurgling so I ran into the bathroom to see what was going on. Not water but sewage and waste of every kind rapidly rose and over flowed the toilets in both bathrooms filling the floor about an inch high then moved to my master closet and filled it and then went under the wall into my kitchen. I looked outside to see if any work was being done and I see the water department doing work about 3 houses down so I ran down the road and told a guy: "hey, do you know you're flooding peoples houses!" he said: "no, I didn't know anything about that" and later he said: "apparently you're the only one". I asked him what they were doing and he said a main pipe is clogged and we are trying to remove the blockage. I said: "well stop because you're ruining my house", so he asked me if I had a clean-out valve and where it might be and I said that I had never seen one on my property. I had to call servpro to come extract the overflow and now my insurance is going to battle with the city. I am wanting to file a lawsuit against someone because somewhere or another there is negligence because my understanding is this should not have happened. My questions are: 1. Arent there plumbing codes that dictate that a slab foundation house have a clean-out valve installed? If they are supposed to be installed, isn't the water department required to go and open clean-out valves so that if any sewage backs up it wont enter the house? Someone has to be at fault. Either my plumber for not installing one or the city for not checking for one first. Am I wrong with this thinking? Could someone please shed some light on what should have been done correctly? Information regarding any of this is greatly appreciated. Ok, I have talked to my insurance agent about this and my plumber and I will be talking with the water department soon. Turns out I have to file a claim at the water department with their insurance since my insurance wont cover any damage due to the fact that nothing is wrong on my property after he investigated. I asked my agent if I had any chance of receiving compensation for the damages and he said that he felt strongly that I would not encounter any problems. My plumber said that my house had probably at least 2 or 3 clean out valves but that it didn't matter anyway because the city does not do any work on anyone's home they only work on city property. The city is definitely at fault. I wont be suing but instead I will file the claim and go from there.
Plumbing and Black Mold?
I have been living in a house that I rent for about 3 months. We were told by the landlord that the house has been vacant for a year. When we moved in we had to lay our own carpet. Money was taken off of the rent so that was fine with us. Then little by little everything that needed done he asked us to do, with no rent taken off. It was small things like putting doors on and light-switch plates up. Now, its a bigger issue. About 3 weeks ago our plumbing went hay wire. Water from the tub, toilet, and sink are going into my basement flooding it and ruining a lot of my things. This was late at night and the person I rent off of has an office. So I called directly the next morning. I left a message. I called later in the day, left a message. The next day I called and left a message. The day after, they finally called me back in the evening. They came the next day and did some things and didn't fix it. The next day, nothing. The day after they came back. They didn't fix it. They said they'd be in contact. That was a week ago. Still nothing, I have called and nothing. My house smells like raw sewage. Also we were told there was black mold in the house and that's the reason the person before left and its been vacant for a year. What should I do about plumbing and should I be concerned for black mold??
How do I install a drain to divert water out of my front yard?
I have a steep hill in front of my house. When it rains the water floods the front yard and becomes a soggy mess. I was think of installing some pvc pipe with drain holes on the botton and diverting the water some where else. Not sure if this is how to do it.
Plumbing Question? Leaves coming through the pipes into my bathtub?
Every time after a big rain we turn our water faucet on to wash hands,brush teeth,bathe ect... and little pieces of leaves come out of the faucet with the water. I dont what could cause leaves to come through the pipes and into a bath? our gutters are clogged beceuse of all the rain. and there is a big tree outide that extends over the house.

Plumbing question regarding toilet?
I've had two rental properties for about 10 years. I've done all the plumbing repairs myself, so I've got more hands on experience than the average do-it-yourselfer. I have one toilet that hasn't been flushing properly for at least a month. When it's flushed, the bowl fills up and will drain slowly, with no force. We removed the toilet twice, and snaked the pipe really well. Flushed lots of water down, with no resistance. Re-installed the toilet and had the same problem. Then, (because I'm frustrated with it) we put the snake right down through the toilet, to make sure it wasn't a clog within the toilet. Still flushes the same. My husband thinks we need to replace the toilet. I don't see how that cN help. There are no parts in the toilet bowl part to go bad, and I don't want to buy a new one and still have the problem. Any tips or advice from people who've run into this would be appreciated. I really can't afford a plumber right now. Thanks somuch for all the good insight! I guess I know what I'm doing (again) this weekend, but at least maybe I can accomplish something this time. I'll definitely check the vents, buti'd lime to also know more about this p-trap thing. Plumbing question - can PEX be used as an outdoor underground line?
I have a copper tap-out from the street, with a spigot at the end, that I use to water my garden plot. I want to install another spigot about 60 feet away, and thought about using PEX or some type of flexible underground plumbing, to avoid so much digging and the outrageous price of copper. Here in Charleston, SC, we don't have heavy frosts, so I think I'd only need to go down about 20 inches. Any ideas for some type of flexible underground outdoor plumbing that I can tie into my copper line? Thanks!
Is it safe to drink toilet water if I clean the bowl regularly?
I usually clean the toilet once a week with pinesol or clorox bleach. No tablets that turn the water blue or anything.

I just moved into a brand new apartment (building was just built). We pay for our own gas heated water, water heater is in a closet. It's called the A. O. Smith Powershot portable water heater. Model # GPSH 40 200. Made by A. O. Smith Water Products Co, in South Carolina. They don't exactly have the best or clearest site. My question, questions, are these: This unit is brand new, the whole a[artment/building is new. Everytime, I mean EVERY time I turn on the hot water- whether just for a second or to take a nice long hot shower (I have it set on the 2nd hottest setting), the water heater fires right up and starts heating, goung into a full cycle. Doesnt seem to matter if I've been gobe 5 minutes or 5 hours, same thing. You would think there is always some residual hot water left in the tank. It is gas powered, electric ignited. since I want to save money (besides wanting to know WHY this hapens) can I safely turn the heater on and off between uses- will this work? Parker and Son's Plumbing. Need Advice!?
Recently my water main (that runs from my front yard into the house) burst; without thinking we called the nearest plumbing company and that's when we landed on Parker and Son's. When they came they'd estimated the work to be around 300$-400$ (which I guess is somewhat reasonable). But after a half an hour later and some grunt digging, our plumber told us that the price would be instead about 700$-800$ because he believed the pipes were deeper than expected, and as a result, he would need to come back the very next day with another plumber/technician at hand. The next day (being today), another plumber comes and tells us that the price of it has been once again hiked up to about 1200$ because with his experience and plumbing prowess he knows for a fact that the problem lies beneath the cement ground and that the only way to fix the pipes is to break cement grounds next to our house. What do you guys think? The plumber also forcibly insisted that we replace the old pvc pipping system with a copper system for another 1600$ (making the total estimate around 2800$). Does this sound like a good deal? One thing I've noticed with my plumber is that he's always tentative to change his price range. What I mean by that is, he initially charged us about 195$ for the work he did yesterday and the standing around he did today. But because my mom wasn't satisfied with that price, he "made" a 5 second call to his company and told us that he misunderstood his boss and that the price was now 130$. As of right now, my mother is bringing in a second opinion, hopefully this guy's estimate is more reasonable. One more thing, do you guys think home insurance would this kind of stuff? Update: I tried calling the City and they informed us that they're not responsible for the problem we're having (specifically because of the location of where the problem exists). As a result, we called up a self-employed COMPETENT plumber and he managed to find the broken pvc pipe in a matter of minutes (and no, the problem did not lie under the cement ground). The charge for the job will probably be around 400$, perhaps even less if he can get the job done faster. The downside is, with the first plumber we called, we already paid about 130$ for the crap of work they did yesterday and standing around they did today. And if we total everything up, it's going to cost us at least 500$.

Plumbing Question: Venting Out of A wall Instead of a Roof?
I live in an older house (circa 1890's) and am doing some remodeling. I was studying some plumbing when I came to the venting section. In the books that I have been looking at, and online resources as well, all the venting has been stated as having to go through the roof... My house, which is "triple brick" (3 bricks thick with no frame construction on the outside walls), and has 2 bathrooms, both vents, which look like 2", go right out the wall... I started looking at neighboring house, brick and non-brick, and it appears that almost every one does the same thing... Now to my questions; 1. was this acceptable back in the day? 2. is it acceptable today? It is next to impossible to change any of it without tearing the whole house apart, so I am wondering if it is okay as is? I can imagine if it lasted this long it probably is. Thoughts?
what is the purpose of a studer valve in plumbing a home?
To try and eliminate a "sewer gas" oder inside my new home a plumbing contractor added studer valves to all of the roof vents. I am wondering if the valves serve any useful purpose (since sewer gas is heavier than air). NOTE: We later identified an open drain inside as the source of the smell.
How much to add new septic, replace plumbing and electrical in a 4000 sq ft house build in 1875?
Looking at buying a house. The local building inspector says it needs some electrical and plumbing. It also has a cesspool instead of septic, so that would need to be replaced. We are in New England. Looking for a rough idea of cost so we can factor that into our bid. 2 hours ago - 4 days left to answer. Additional Details We are planning on replacing all of the walls and doing extensive remodeling ourselves, we just have no idea what we are looking at for the price of replacing plumbing and electric... We can't get estimates until we have placed a bid, so we are just looking for general info. Would it be safe to say $15,000 each for septic, plumbing and electric for a total of $45,000? How do I stop a drain from leaking from the tailpiece threads under a sink?
I just installed a new bathroom sink. The drain is leaking from under the sink, apparently from between the rubber washer and the threads on the tailpiece. The nut is tight. I read somewhere that sealant putty can be placed on the threads prior to tightening, but I'm not sure what sealant putty is. The tailpiece is plastic, so I'm assuming plumbers putty should not be used. Please tell me what sealant putty is appropriate for this or any other solutions. Thanks.
How can I soften/recondition bathtub faucet seals?
I have a very slow leak in my bathtub faucet and after pulling it apart I've found that the seals are still in pretty good shape but could use softening/reconditioning. me and my friend who are knowledgeable when it comes to building houses from electrical,framing, roofing,siding and plumbing have an issue where we put a second floor on his house and where the toilet drain has to go is through the floor joists then down to meet the original drainage.we have to drill through both floor joists/original roof rafter to get the right pitch for drainage because the new floor and existing rafters.to get to the plumbing.that's 5 ft .with the floor joists at 16 inches on center there is no way to slip a pipe through those holes in the rafters/joists without using couplers to join the short length of piping.i believe that cutting out sections of the new floor joists so the pipe will work will weaken the structure.so what do i do?
Cleaning Ring Around Drain In Tub?
I just bought a house. It is a bit of a fixer upper but I absolutely love it. One thing though is this beautiful clawfoot bathtub. Sadly it has a ring around the drain part and is kinda stained a little yellowish around the bottom. I tried cleaning it, but I don't want to do too much to it b/c I don't want to damage the tub. Is it safe to use bleach to get rid of the yellow and how do I get rid of the ring? Please help =D Refinishing the tub isn't something I can do right now (and not sure I'd want to refinish this tub) so any suggestions other than that and replacing the tub are more than welcomed! How do you clean old poop from the toilet bowl?

I just moved from NYC to Southern California. I have always had cats and have lived with my boyfriend/now husband for the better part of 10 years. We have never had plumbing problems before, but ever since moving in to this apartment 5 months ago, we've had nothing but plumbing problems. For a while it was just a slow drain on one toilet. The landlord would snake and it would be fine for a while and then it would get slow again. Then last month, one morning out of nowhere, both toilets and both showers started spewing sewage in unison at 7am! A real plumber came, snaked from the basement/garage and told me to stop flushing litter. Done. Now it seems the toilets are starting to drain slowly again. Can I use rid-ex even if we don't have a septic tank? Any other suggestions to keep things flowing? Thanks! Do i need two pressure tanks?
I have two pressure tanks on my water system. One tank is on the line from the well to a water holding tank. The other is from the water holding tank to the plumbing inside the home. My question is do I really need the first pressure tank that goes on the well to holding tank line. The tank has started to leak but after looking at the set up I can not see why it is needed.
Removing standing water from sump pump?
I just moved into a new house and the previous owner has the sump pump draining out of the house underground and it empties into a 12x6x8 hole in the ground. During heavy rain the water will sit in this hole for days. Is there anything I can do do help this water dissapear faster? I have seen some drain tops, but not sure that will do the job.

How do I stop my kitchen faucet from dripping?
It is a split faucet (1 handle for cold, 1 for Hot). The drip is coming from the cold side. When I put pressure upward on the handle it stops. When the pressure is realeased it starts dripping again. Does the handle come off some how to access a washer that may need replacing? Please help. Thanks

On a slab foundation, what happens to the old plumbing pipes when the kitchen is moved to another room?
A previous owner built an addition to the house we live in now - a one-story with a slab foundation. The addition is a large kitchen, and the room that obviously was the old kitchen is now kind of a bedroom/den located in between the new kitchen and living room. It seems like it would be much better to have the kitchen in its old room next to the living room, and have the addition part of the house be a large back porch-type area or bedroom. So my question is, is it likely that the old pipes where the kitchen sink used to be (under a small window) are still there and usable? Or would the plumbers have somehow taken them out or done something to make them impossible to reuse? It wouldn't be worth digging up the slab to lay a new pipe, but if the old pipe was still there, it seems like it would be feasible to move the kitchen sink and cabinets back to their original room.

What am I doing wrong with my drains?
I dont know much about plumbing or even what system we have so youll have to excuse the vague description. We have an outdoor drain - made of concrete on concrete pavement at side of house and is a walled in rectangle shape. It seems we have a pipe going into it from the kitchen sink and a pipe from the washing machine and dishwasher. This drain keeps overflowing. Someone suggested the system needed rodding as the blockage may be unseen. The landlord seemed to do stuff just around the drain. We have no idea what they do but when I mentioned rodding he said thats what theyve been doing (4 times) and it costs 200 pound a time and it must be because we put food down there. Since this I have made every effort to be strict with housemates - we wipe plates with paper towels and also have a plug sieve. But its overflowed again. I emptied it today with a plastic bag on my hand. The problem seems to be gray sludge with white flecks that smells like rotting poo. Is it us or the drains?
Why is a dishwasher not draining after cycle is complete?
Our dishasher is not draining, after the cycle is complete. There is about 4 inches of water at the bottom of the machine, sitting. It has been there 2 days and has not drained a bit. I put some bleach in it, to be sure the water would not build too much bacteria quickly. Do we call a plumber or a person for the machine? Or can we do it ourselves? Would this hav eto do with the drain, or the sink / garbage disposal and the dishwasher sharing the same pipes? How much could this cost or is it cheaper just to get a new machine?

Sump Pump hookup in a leaking well...?
I have a well in the country that occasionally fills with water (as much as a foot or so) when it rains a lot. I have no idea where the water is coming from since I have sealed the block walls with UGL DryLok and sealer. So, I thought about installing a sump pump. I'n not that good with electricity, so please excuse my dumbness. I have a 220 volt grey wire coming into the well which powers the pump. It's wired directly into a switch which can turn off the well pump if needed. Is there any way I can wire in an outlet for a sump pump into the existing wiring...especially since it's running at 220v? Or, do I need to run a new wire? Any thoughts on the wiring and/or where water could potentially be coming in would be most helpful. Wanting to go into the plumbing industry and just need some help into what direction I should take. I am currently doing my GCSE's and thinking of just doing a basic certificate in plumbing for 1 year, get to grips, then do an apprenteship with an experienced plumber (a friend of ours) for 4 years, at the same time as doing NVQ training.... Is that a good path to follow? I am really not interested in university, waiste of time, too much money and raw experience sounds better. How do I stop the seepage leak on a compression fitting and cap?
I have a pigtail of 1/4" copper tubing that I have to cap. The tubing comes out from a saddle valve attached to the copper pipe that feeds my bathroom sink. The house is plumbed with copper tubing and solder, so I can't just unscrew a length of pipe here. I have an inline brass connector with compression fittings on either end. I have attached one of the compression ends to the copper tubing and have capped the other end with a brass cap for compression fittings. I put Teflon tape on the threads of the cap end, but only used the compression fitting (nut and ferule) on the other. I still get seepage from that fitting, no matter how tight I crank down the connection and cap. Last night, I cranked it down even tighter on both ends -- compression and cap -- and it actually leaked seepage faster (one drop of water every minute or two -- I haven't timed it). What am I doing wrong? How can I make the fitting water tight? Or do I have another choice for capping the tubing?

Plumbing: I cant water to come out of my hot water line for my tub to chlorinate the line. Need help fast!?
I am trying to flush and chlorinate the water lines at my new house to get my permit from the health dept. Everything went perfect and all the lines flowed and flushed ok except for the hot water line to supply a freestanding clawfoot tub. I have a shut off valve on the pipe stub coming out of the wall. The cold water flushed ok here, but I get a little hiss of air and maybe a trickle of water out of the hot side and nothing else. I remembered that there is a pressure balance valve plumbed inline behind the drywall there. I had taken a picture of it so I have a picture I can send from my phone to someone that can help. It looks like each line has a dual check valve before the pressure valve, and they look to be installed in the correct position. The valve is a precision plumbing products tempera trb-2 automatic pressure compensating valve according to the cut sheet left by the rough-in plumber. The picture on their website does not 100% match what my valve looks like. I guess I need to know if I have a defective valve, if the valve has a stop screw that should have been opened before drywall, or if there is a procedure to follow in turning on the water pressure to get the valve to work and let water through the hot side. I have the hot water heater off, and the hot water shut off is actually on the return side of the recirculation line, but I can shut off the whole house after the expansion tank. The cold water has a shut off past the t for the hot water so I can shut it down by itself. I also t-ed the hot and cold together in another bathroom to be able to pressure test the whole house. Would that affect anything? Help! If I have to tear the wall out, I have to rip out bead board paneling and all the baseboard that is installed and perfect. The lines then go into the floor, which is tiled and grouted. I also do not have internet access to be able to check in once I go up to the construction site. Hello there At my dads cabin there is currently no plumbing (running water) being paid for at the house because it is vacant, but me and my buddies want to go over there to chill because there is still electricity. Its right on the ocean, so we have access to unlimited water. My question is after I flush the toilet and the water level goes down in the area at the back of the toilet, can we just replenish it with the water that we collect in the bucket. Can I charge a tenant for plumbing charge?
My tenants plugged the main sewer line up at the end of December. I paid the plumber to get it fixed. They called again last week (end of January) and said the sewer was backed up again. I meet the plumber at the house. He runs the powered auger and doesn't find anything. He then uses a camera and doesn't seen any clogs. The plumbers do some testing on the whole drainage system and find nothing wrong. Can I charge the tenants the fee this time for the plumbers since they did not find one thing wrong with plumbing system? The lease states that "any damage to any plumbing apparatus and the cost of clearing stopped plumbing resulting from misuse shall be borne by Tenant." Thank you!

and my shower pan is only 30" wide. I've added another six inches to the width by laying down a 6" x 4" x 5' cedar board. The board is only a little to high to add cement board to and then ceramic tile. If I skip the backer board, the tile would then be flush with the shower pan. Plumbing Issues: Unstable toilet level and hissing sounds in walls.?
A few months ago I purchased an older home and started noticing some issues with the plumbing. First, the water level in the toilet would be unstable, rising and falling for no reason as well as occasionally being "sucked" loudly down the drain almost as if it was flushing by itself although the water didn't fill back up. Also, about three or four times a day, I can hear a loud hissing sound coming from inside the wall around the bathroom like a buildup of gas escaping from somewhere. I'm hardly a plumber but am competent at some home repair. Before I have to pay for a plumber I'm wondering if this is something that I can fix myself or if it is even a real problem. Okay, so we moved into a home built around 1950, I have no idea what, if any, plumbing has been updated. All pipes under sinks are pvc type. Here is the thing, the tub gurgles when the toilet flushes...happens on and off. The bathroom and kitchen sinks drain slowly. I have cleared the pipes under both sinks, so the problem is past that area. The washing machine drains fine, as does the shower. So, do you think Liquid Fire poured into the slow drains will work or is the problem connected to the gurgles in the tub? Plumbing?? ? Please help! I have very low pressure in my shower but is fine everywhere else in the house.?
It started with the cold water valve getting more and more difficult to close fully. After a while it just wouldn't close all the way so I turned the water off, then I took the valve for the cold and the hot into a local plumbing store ended up replacing one of them and replacing the washer on the other. I put them both back in and turned the water back on. I had really low water pressure in the shower after that. Someone said to turn the water off, open the valve all the way and then turn it back on. I did this multiple times but with no results. My pressure is so bad at this point that I have to put a plug into the pipe coming out of the wall where the spout is to get it to go up to the shower head, using the diverter doesn't work. There is also a steady drip of water that comes out now so I assume I must need to readjust the valves at least somewhat although I don't see exactly how I could have messed it up. I have one pressure, whether I turn the cold one half turn, or fully open, whether I turn the hot one half turn, or fully open, or I open both partways, or fully open. Here is my question, do I need to just start replacing some of the pipes leading to the shower or is there something else I can do? It is an older house with galvanized pipes. If you think that the only option is to replace the pipes, do I replace with galvanized or switch over to copper or something? What do I need (tools and materials) if I do this? I don't want to spend a lot of money so that is why I am going to do it myself even though I have never done any plumbing before. Also, with my 2 work schedules, the only day I have free to get into it is this Thursday (Thanksgiving) so I need to make sure I have everything in advance since no stores will be open. Any ideas/advice would be appreciated.

I called and requested maintenance to come up and look at it and they said they would send him up as soon as possible. It happened again yesterday to my friend, who peed in my toilet. Upon attempting to flush, the water just came back up and flooded again. The caretakers told the landlord that there was too much toilet paper in the toilet, although there was none. This time the flooding caused water damage to the people underneath us. This is not the only plumbing problem we've had. A pipe burst in the sink about a month ago. We requested the maintenance then too, but were ignored. Now we have a bucket underneath the sink to catch the dripping water. They said we should have turned the valve behind the toilet, but is stuck, therefore will not turn without breaking. What I'm trying to get across is, is it really our fault that their plumbing has not yet been fixed, and are my roommate and I legally obligated to pay for it?

Oops, didn't plan on this but I need a place to drain and air dry the kitchen dishes after washing them in a corner sink that sits at an angle. Not much counter space here. It's not a double sink, it's a D shaped single.
How do I heat an outdoor crawl space which has plumbing pipes running through it?
I have an added bathroom which is set above an unheated crawl space. The "ceiling" of the crawl space has all the pipes running through it (hot, cold, waste). These pipes had been insulated with your standard pink panther blanket insulation but the pipes would freeze anyway. I am thinking of putting some sort of heater in the space to keep the pipes above the freezing tempertaure. Does anyone have any suggestions on what type of heater I could use, or another method to keep these pipes from freezing? Right now I have electric baseboard heating the bathroom and a constant drip on both the hot and cold water lines, which is obviously a temporary solution.
Can I sue plumbing company for punitive damages as well?
In 2009 I had a major water leak in my home that caused extensive damage. My home insurance company covered the damage and authorized a large plumbing company in the metro area where I live to perform a repipe and reroute of defective polpybutylene pipe at a cost of $3425. It took them 2.5 days to complete the job and they provided a 5 year warranty on the work. In February 2010 I noticed water seeping up through the center of my kitchen tile. I cleaned up the water and called the plumbing company that did the job. They came out but the seeping had stopped. They attributed it to an underground spring perhaps and gave me a cell number to call them immediately if it happens again. About two weeks ago water began seeping up through my kitchen floor as well as pouring through the kitchen wall and into the garage. I contacted the plumbing company and they sent two plumbers out. They said they would have to do a REROUTE (which should have been done initially) and then stated it would cost me $3250. The restoration people contracted by my insurance company said the price was crazy AND the plumbers actually attached new pipe to the defective pipe rather than rerouting it. This was confirmed by another plumber who performed the job for $1600 (he said he was going to charge $1800 until I told him the amount the original plumbers wanted). Insurance did not cover the repair cost AND I had to pay my $1600 deductible as well. Basically I have come out of pocket $3200 for a negligent repair job in which a company refused to honor their 5 year warranty and did not even try and communicate with me on the problem. They have avoided my insurance company as well as the insurance company wants possession of the defective piping left in my home so that they can pursue reimbursement for paying for repairs a second time. I am taking the plumbing company to small claims court to recoup my $3200 as the evidence against them is overwhelming. I was without water in my home for a period of 7 days total. My question is can I seek punitive damages against the plumbing company as their actions were so egregious or am I just entitled to recoup the $3200 I paid out of pocket?
How do I fix the faucet in my tub? The shower head won't come on.?
We just bought a house and the only problem is with the tub. When you turn on the faucet and lift the little lever to turn the shower on, it won't come on, so I need to know how I can fix this problem before we move into our new home.
Why can't I get any cold water out of my shower?
I've checked the plumbing and the cold water is switched on. No matter how I turn the dial (hot and cold are on the same dial), the water is always scalding hot. I've got copper pipes. A new shower head and dial was installed when we bought the house in January. I don't know if the shower had the same problem before the switch. I've got great water pressure. I know the cold water is on because the same copper pipe feeds to my toilet.

I have a Mansfield toilet. The flush handle broke off, so I bought and installed a replacement handle and lever. It was difficult to get the lever through the loop on the flush valve (the toilet uses a Mansfield flush valve rather than a conventional chain). Now the toilet will flush, but you have to manually push the handle back up afterwards to stop it from continuing to flush. Does anyone know how to fix this? Thanks.

Need a job, preferably a plumbing apprenticeship in Kent! Please Help!?
My name is Dannie Morgan and I am 25 years of age. (26 in March) I live in Gravesend, Kent. The reason I am writing to this is I feel this is my last option. I have wanted to be a plumber since I left school, but stupidly enough didn't get into it at the time. Now I'm older and have a 2 year old daughter, I'm now realising what a big mistake that was not to get into it then. I've tried getting into North West Kent College in Gravesend to study plumbing, but they say I'm too old. I have tried getting into the Gillingham College but they say I can get on the course but I need to be employed alongside a plumber so that I gain experience and so that they can come out and see me whilst I'm working, and the problem with this is, no one will take me on, I have even offered to do it voluntary. I have phoned every company in Gravesend and surrounding areas to try and be a plumber's mate, as well as voluntary work but just can't get into it. I'm writing to you asking about this as North West Kent College saying I'm too old is actually really unfair, and they pretty much contradict themselves in saying I'm too old, as I know numerous of people at the college who or my age, and even much older, who are also getting it funded for them. There is no help whatsoever out there for people like me in my situation. The job centre say, don't waste your time and just get a job, and yes that would be fine if the right job came along that paid the amount of money that I would need to survive on, pay my rent, and support my daughter, but there is nothing like that out there. I also don't think they have a right in saying this as surely, it would be better for me to get the qualifications in the job that I would love to do, rather than working in a job that I don't like doing then later on down the line, end up back at the job centre because I'm hating my job. I'm in a catch 22 situation and would really like your help and advice plz help
are plumbing leaks after foundation repair common?
When I bought this house a few years ago there was small crack in the concrete slab- the home inspector and contractors couldn't tell if it was a shrinkage crack or result of settling(very common in the area I live in). The previous owners ended up putting some underpinning piles under one corner of the house. I think when that corner was lifted the drains connecting to the shower and tub (the bathroom is at the same corner) were misaligned, because we started having problems with the flooring coming up and carpet stains. Now I have to redo a lot of the plumbing and the doors won't shut properly. I read the foundation repair contract and it says they are not responsible for plumbing issues that arise after underpinnings are placed. Should everyone who had underpinnings put in have an inspector come in and look at all the plumbing again to make sure there are no new leaks because of the movement?? Is this normal? Is this common?
How do I get the toilet off the floor?
My kid flushed a straight hair pick and now nothing will flush down. I don't have enough money to hire a plumber, but I think the guy who installed the toilet put a strong sealant on the base. Anyone know how to take a toilet off the floor?
How's this idea for living a homeless life style?
I want to set up a plastic garden shed under a highway and furnish it, tap into plumbing, electricity, internet from a neighboring mall. Also camouflage it with bushes or whatever it takes to hide it. Then I could start digging and eventually build an underground complex and hide it in case someone ever discovered my shed.
How do I clean the brown grime where the bathroom sink faucet and sink meet?
I don't want to ruin the rubber seal between the faucet and sink. Also, is that brown stuff getting into my water? Or is the sink protected?
A way of shutting off a pump when water is low. Opposite of normal sump pump switch action.?
I have a 3/4 shallow well pump supplying water from a cistern. I'd like to have a method of shutting off the pump when the water gets down to about 8" to avoid burning the pump up (it's a cheap pump - I don't think it has thermal protectiion). The pump is sitting on top of the 1500 gallon cistern. The cistern is about 7 foot deep and about 3.5' wide and 7' long. The only access it through a 100 pound concrete lid which I need to keep on to keep the critters out, or a 4" hole which currently has two 1" PVC pipes coming up through it. The pump is inside an insulated and heated box. It uses a standard 115 volt cord. There are extra outlets in the box. The closest thing I can think of would be a regular sump pump float switch that switches off instead of on when the water is low. It almost has to be water proof, the cistern can be filled to overflowing and initially I thought it would have to be near the bottom. Sits on top of 1500 gallon cistern inside a tiny, roofed, insulaterd, heated, wired pump house. Lifts water from cistern through 4" hole in concrete (meant for filling) & pumps it directly back into the cistern through 2nd 1" PVC & same 4" hole and then out fitting built into cistern wall & into water system. Only way to check water level is drag off lid or lift entire pump house from base and try to see down 4" hole. Will look for a lid with a hole cast in it.. Lid 4" thick, tapered on all 4 sides & about 100lb. Not easy to make a new one. Installed 30 years ago, but Co MAY still be in business. Can install manual switch. Need auto power cutoff to pump (not heating) in case it empties and is not noticed. Say again cistern can be TOTALLY 100% full & leaking out through lid. Hauling & dumping from 200 gal water tank not exact. May not stop exactly when planned. Breaker is located about 100' away on an unlighted pole. Also terrain between still a a little rough from trenches to lay pipe. Nothing else of interest in that direction except old house - and old pole. Not worth lighting up. Pump about 130' away. Put on coat, boots, take flashlight. Repeat 1/2 hour later. Unfortunately not exactly handy. Not trying to kill every idea - need all ideas, but I have been trying to work this out for literally years. Am on plan D, but have gone through the alphabet 16 times already... Actually, the breaker is an added feature. NEC exclusion for emergency fire-fighting equipment - can be wired directly to meter. Don't want GFI to trip from a couple of drops of water while house is burning down! Is on GFI at the moment.
Who usually owns a plumbing company?
It seems the media thinks that plumbing companies are not own by someone who worked as a plumber. I think it is just the opposite. Most likely the president of a plumbing company was a plumber himself. They reference Joe the Plumber and point out that he doesn't make $200K a year. He never said he did. He said he was wanting to buy the plumbing company he worked for. Obama even made fun to him saying he never knew a plumber that made $200K. Joe never said he made $200K but if he bought the company he hoped to make $200K and more. Does the media think we should be ashamed to aspire to make more than we are currently making or is it just a lame attempt by them to make Joe look like a liar so we will ignore Obama's comment that his goal was one of creating a country that spreads the wealth around... like is done for welfare recipients? I think saving the elite embarrassment, such as Obama, at the expense of the middle class, such as Joe, doesn't make him any less of a citizen or respected.
How much can I expect to pay for a TPR valve replacement?
The TPR valve on my water heater is shot...... how much can I expect to pay for a plumber to replace it? I live in the metro-atlanta area.
How does apprenticeship work?
I would like to go into electrical or plumbing. I do know you must be an apprentice for 4 years or so in which you get on the job training. But i don't know the details. I don't know what to do, who to go to or where to go. How would i start? Where do i start? I would also hope to be in a union with benefits and such. Dose that come after the 4 years? Can i apprentice in a unionized company right away? I live around Toronto Ontario. Please and thanks allot! Do i just contact local electricians (Unionized or not) and ask if they are wanting any apprentices?
Plumbing Issue- Hard to Resolve?
Okay, I've been pondering this problem for 2 weeks now and think I have enough of it nailed down to go ahead and ask someone who has more experience with plumbing. I am no plumber but I am an avid DIYer and eager to learn anything I can. Here goes: I bought a house a few months ago but didn't move in until about 3 weeks ago. It was built in the late 1940s and has been renovated for the most part. It is single story and has a crawlspace. The house is downhill from the street and is on the sewer system. In the main line there are two cleanouts in between the house and the street. One cleanout is right next to the house and the other is right next to the street. Everything was great until about two weeks ago when all of the sudden the toilet would not flush. When you tried to flush it the water would just build up almost to the rim and then gradually it would go back to the normal level (takes 5-10 min). At the same time as this was happening we began to hear gurgling in the kitchen sink. No water or sewage came out of any other fixtures. When running water in the other fixtures (shower, sinks, etc.) there were no drainage problems but lots of gurgling noises. This problem persisted for a couple days. I did some research and came to a conclusion: When I opened the cleanout right next to the house (it has a threaded PVC cap), the water was backed up and sewage began to leak out. However, the cleanout next to the road did not have any sewage coming out of it and was not backed up. I took this to mean that there was a clog in between these two cleanouts and I called a plumber. He came to the same conclusion and snaked the main line from the cleanout next to the house all the way to the road. This fixed the problem completely (or so I thought). Now about a week and a half later, the exact same problem has occurred. The toilet won"t flush, gurgling noises, other fixtures drain fine (maybe a little slow). I don't want to call another plumber and have them do the same thing. Please try to diagnose. Any help appreciated!
