My wife and I put an offer on a home. We had an EMP inspection done and when that came back it was 34 pages of things that needed to be repaired. The home looked great but when it was inspected it had major problems. Everything from faulty wiring to bad plumbing, to not having permits for an addition that they did. So, naturally we backed out of the deal. It was in our contract that the offer was pending approval of inspection, so we are fine there. Now the problem is that the selling agent is taking his sweet time getting the contract release signed and returned along with our earnest money. We can't put an offer on any other house until we are released from our first contract. It has been 5 days now. Is there anything I can do? My wife and I put an offer on a home. My agent has already been in contact with the elling agent numerous times. He is just being a jackass because we didn't buy the house. This is the third time there has been an offer that didn't go through. This is the 3rd offer on the house. He told us that the other 2 fell through because of financing, but I would bet money it is because of the inspection results. They already have the house back on the market, but haven't released us from our contract yet.
